Lego Batman 7785 Arkham Asylum - Set only with instruction books. There are no minifigs, but some minifig parts like the machine gun, axe, handcuffs, bat items, camera, van items. I counted all items versus the parts page and all building parts are accounted for. I will say 1 or 2 non-essential parts may be missing to be safe, but I think they are all there. No sticker booklet. Lego's are in excellent shape, little to no scratching, all very shiny. Pictures show all that is included.We are a non-smoking family who keeps our toys and home very clean. This set is in extremely good condition.
